    【ROLE AND RESPONSIBILITIES】

    【Mall Operations】
    • To oversee and ensure the efficient delivery of operation management consisting of sales promotion, building operations, facility management, maintenance, security, safety, car parking management, housekeeping, pest control, waste management, engineering services and etc.
    • Manage multiple employees through effective communication, supervision, and scheduling to ensure tasks are completed on time and within budget.
    • To adhere to operational SOPs to ensure smooth operations of the Mall.
    • Understand and complies with Government Regulations required for shopping mall operations.
    • To build and maintain good rapport with Local Polices to solicit their assistance and cooperation in addressing, resolving, and preventing criminal activities within the Mall.
    • Maintain good relations with government statutory bodies i.e. DBKL, TNB, Bomba, DOSH and etc.

    【Sales Management】
    • Develop and manage the operation expenses and budget planning.
    • Monitoring overall mall system administration in relations to contract compliance, POS management, billing, daily sales collection, refunds, fund management and data mining.

    【Business Relationship Management】
    • Analyzing sales performance data, identify and create value added opportunities that will facilitate tenants to further enhance sales and service according to corporate targets.
    • Understand tenants’ respective business models in order to better facilitate their business and operations requirements and provide intelligence to relevant personnel within Operations Department particularly and other relevant Departments within the Company.
    • Analyze and presenting reports on monthly sales information, credit reports, and relevant statistics for Management’s review.
    • Resolving escalated tenant’s issues and disputes regarding sales and services.

    【Facilities Management】
    • To oversee and ensure the efficient delivery of building operation management including facility management, maintenance, security, safety, car parking management, housekeeping, pest control, waste management, landscaping, engineering services and etc.
    • Overseeing facilities management including contracted maintenance, cleaning, pest control, waste management, security and landscaping service providers, through the out-sourced party to ensure delivery of service within the agreed budgets while ensuring that the facilities operate at an optimum level and cost effective.
    • To coordinate with facilities management on all contract servicing and ensure the contractor’s workers carried out their duties efficiently and competently.
    • To develop energy conservation measures for all operational equipment, services, and fittings.
    • Develop and manage the operation expenses and budget planning.
    • To participate in the inspection of tenant’s fit out and ensure the fit-out works comply to the Mall’s requirements.

    【Safety & Health】
    • To ensure observance of safety rules and regulations by conducting fire evacuation drills and other necessary safety practices in the Mall regularly.
    • To ensure contingency plans are in place under unforeseen circumstances and emergency situations.
    • To ensure all Health, Safety and Environmental statutory obligations and industry best practice procedures and systems are adhered to.

    【Sales Promotion】
    • Planning annual sales targets vis-à-vis market developments and trends.
    • Proactively analyze business partners’ business model and needs; and identify value added opportunities.
    • Manage and improve performance of partners to achieve sales targets.

    【Advertising & Promotions/Inbound Marketing】
    • Developing annual advertising and promotions plan to build and strengthen brand awareness, strive to continuously increase footfall by attracting both local and foreign customers and improve sales performance.

    【Mall Services】
    • Ensure customer service policies and procedures are observed.
    • Review and assess customer service contracts as well as oversee the achievement and maintenance of agreed customer service levels and standards.

    【Building Maintenance】
    • Conduct frequent inspection to identify maintenance issues and provide necessary solutions.

    【Carpark Management, Housekeeping and Landscape Architecture】
    • To manage the operations of the Mall’s car parking system.
    • To ensure the income integrity for the entire carpark collection.
    • To oversee and ensure the achievement of the cleanliness and standard of hygiene set by the management.
    • To ensure the waste management system of the entire mall are being delivered efficiently.
    • Oversee and monitor the execution of landscape works in the rooftop garden.

    【Others】
    • Perform and execute any other duties assigned by your superior that may be deemed appropriate to this role.

Qualifications

  • Requirement

    - Education: At least Post Graduate Diploma or Bachelor's Degree in Marketing / Commerce / Business Studies, Advertising / Mass Communication, Electrical Engineering or equivalent.
    - Experience: At least 6 years’ experience in Mall operations and management position.
    - Require Skill: Proven track record handling Mall operations, facilities management, or marketing in a reputed large shopping mall or real estate company.
    - Strong business acumen and good technical knowledge of Commercial Facilities.
    - Possess Mall operations and event management skill.

    - Candidate with knowledge and experience in handling digital and online marketing tools is beneficial.
    - Excellent organizing skill, communication skill, and networking ability.
    - Creativity and commercial awareness.
    - Possess leadership quality with ability to motivate and sustain high level of teamwork among team members.
    - Fast paced, high degree of accuracy and detail.
    - Self-motivated with high sense of initiative and responsibility.
    - Able to work under pressure and multitasking environment.
    - Good command of English, Bahasa Malaysia, and or Chinese.
    - Computer literate (Microsoft Office and Spreadsheet).
